Inspection
For a chimney sweep in Gates, NY, Rochester Premier Chimney Sweep sweeps and inspects fireplaces and wood stoves, then repairs the crowns, caps, liners and mortar joints on the close-set brick homes around the middle of town. It is about a 20 minute drive from where our trucks sleep.
Gates sits right in the middle of Monroe County, with homes packed tight on about 15 square miles. We sweep, inspect and repair the brick chimneys on those blocks, and we keep the mess away from the neighbors. That is the part people notice.
Contact UsGates houses sit close together, so we bring ladders that fit between them and work from the driveway or the curb. Tell us about fences, gates and side-yard dogs when you book. Dogs always have an opinion.
A standard sweep runs two hours or less, and we clean the floor and the hearth before we go.
Contact UsGates was incorporated in 1813 and later gave up land to make the city of Rochester and the town of Greece. What is left is a compact town of about 15 square miles with roughly 12,000 homes, so lots are small and houses sit close. Many have a mid-century brick chimney. We have swept a lot of them.
These houses were built to be quick and affordable, and the chimneys show it: plain concrete crowns, thin mortar, no cap. After decades of winter the top three feet is usually the weak spot. Look up from the driveway and you can often see it.
Interstate 490, Interstate 390 and Route 531 all cross Gates. Traffic does not hurt a chimney, but wind in open corridors can shake loose an old cap. We check how the cap is fastened on every visit.
The oldest homes in Gates sit toward the Rochester line. Some have chimneys two bricks thick that have been patched so many times it is hard to tell the original from the repairs. A Level 2 inspection sorts out which is which, and what you can keep.
Plenty of Gates homeowners switched to gas logs years ago and never looked at the flue again. Gas exhaust is damp, and it can eat old clay tile from the inside. A camera tells you whether that flue is still safe for your appliance.
A chimney sweep in Gates costs $200 to $330 for one flue in 2026, with a Level 2 camera inspection at $175 to $400. A fireplace plus a wood stove on separate flues costs about double. You get a written 21 point report, and the inspection fee comes off a sweep if the flue needs cleaning.
| Job | Typical Gates home | Typical cost |
|---|---|---|
| Sweep and report, one flue | Brick ranch with a fireplace | $200 to $330 |
| Single-flue stainless cap | Cape Cod with no cap | $200 to $450 |
| Crown repair | Concrete crown with cracks | $350 to $1,200 |
| Repointing the top section | 1950s chimney | $600 to $1,800 |
Those ranges come from the Rochester market, not from a price list. After we look at your chimney we write the real number down.
A cap is the lid. Rain stays out, birds and squirrels stay out, sparks stay in. We use Hy-C stainless caps with a lifetime guarantee, and we've found Gates chimneys with no cap at all more than once. More on chimney cap installation.
Think of the gray joints between bricks as bathroom grout that lives outdoors in Rochester. Once it crumbles, water gets behind the brick and freezes. We grind out the bad joints, pack in new mortar and color it to match, so the repair does not announce itself. See chimney repointing.
A cracked crown lets water into the brick and down the flue. A sealer coat handles the small cracks. A new crown handles the rest, and every crown job we do is guaranteed. The crown is the umbrella, so we judge it by February.
A new stove or insert needs a flue that fits it. We run an insulated stainless liner, hook the stove up and check the draft with a fire lit before we leave. Last winter we did about 30 of these jobs, most in houses like yours. See chimney liner installation.
Selling in Gates? A clean 21 point report is a nice thing to hand a buyer. Buying? Ask for a Level 2 inspection before closing, because a cracked liner found after the sale costs a lot more than the camera.
An old steel damper never shuts all the way. A top-mount damper seals the flue at the top with a spring-loaded cover and keeps the heat in all winter. Ours carry a lifetime warranty.
A normal sweep takes about two hours, and the hearth and floor get wiped down on our way out.
Close neighbors mean we are careful with soot and noise. Plastic goes down on the floor, the damper closes before the brush goes in and the HEPA vacuum catches the fine stuff, so dust stays out of the house and off the neighbor's driveway.
Winter is hard on a chimney here. Rochester gets just over 100 inches of snow in an average year, and every freeze-thaw cycle opens small cracks a little wider. A fall visit finds them before the first snow does.
Farther east, Brighton has much older homes and older chimneys, and we cover it too.
Yes. Close-set Gates lots are normal for us. We set ladders from the driveway or the curb, keep the sweep dust inside plastic, and avoid blowing soot toward the next house. If a roof is shared or a fence blocks the side, mention it when you book.
Often yes. Gas puts out damp exhaust that eats bare brick and old clay tile from the inside. We send a camera down the flue to see what you have. If it is cracked or oversized, an insulated stainless liner is the usual repair, and you see the photos first.
Yes, and we think it is worth every dollar. The camera and the attic check turn up cracks you cannot see from the hearth. Spending $175 to $400 on the inspection can spare you a $3,000 liner you never planned to buy.
Once a year if you use it. For a masonry fireplace, burn about two face cords of seasoned hardwood between cleanings, no more. A wood stove builds up faster, so look at the pipe more often. Not sure? Shine a flashlight up the flue and see for yourself.
It swaps the old steel damper inside the fireplace for a spring-loaded cover at the top of the flue. Closed, it seals tight, so cold air stops sliding down and heat stays in the room. It also keeps rain and animals out of the flue.
A leaning chimney usually means the footing settled or the top courses of brick are loose. We check the lean with a level, photograph the mortar and tell you whether a partial rebuild from the roof line is enough or if the whole stack needs attention.
We had a brown stain by the chimney every spring and two roofers blamed the shingles. Ron went up, took pictures of the crown and showed me the crack. New crown, dry ceiling, and he mentioned two cracked bricks before I asked.
Bought a 1940s house in Brighton and the inspector said the chimney needed a closer look. They sent a camera down the flue the next week and gave us a report the bank wanted. We closed on schedule.
Our wood stove would not draw. They fitted a stainless liner and a new cap in one day, showed me how to burn it and haven't left a speck of soot on the carpet. First winter with no smoky smell.
