Chimney Inspection
Level 1 and camera inspections with a written 21 point report, for yearly checks, home sales and after a fire.
Inspection
For a chimney sweep in Webster, NY, Rochester Premier Chimney Sweep cleans fireplaces and wood stoves and repairs the brick, crowns, caps and liners that lake wind and bay damp wear down. The lake does not care about your schedule, so we plan visits around the weather. About 30 minutes from Greece.
Webster has Lake Ontario on one side and Irondequoit Bay on the other, so its chimneys take weather from both. We sweep, inspect and seal them against it. That is most of the job out here.
Contact UsLakefront jobs go best on calm days. Tell us if your lot is on the shore, and we will plan around wind and ice and bring extra tie-offs for the ladder.
Inland homes in Oakmonte, Parkwood and around the village get the same checks, usually in an hour or two.
Contact UsWebster was set off from Penfield in 1840 and now has about 45,000 people on 35 square miles, with Lake Ontario on the north side and Irondequoit Bay on the west. About 5 percent of the town is water. Chimneys here take more wind and more damp than most in Monroe County, and we see the results every year.
Houses on the lake take wind that has crossed open water. It shoves rain and spray into the north face of the chimney, and ice builds in the cracks. The crown and the top joints get the worst of it. From the roof, you can see exactly where.
On the bay side the air stays damp longer, so brick holds more water. Moss, white salt stains and flaking faces are the signs. Waterproofing helps there, but only once the crown and joints are tight.
Oakmonte, Parkwood and the village streets sit farther from the water. They still see freeze-thaw cycles, just with less spray. Most inland jobs are plain sweeps, caps and liners for gas inserts, and we've done hundreds of them.
Some Webster houses started as summer cottages, and their chimneys were never built for hard winter use. Many have no liner, thin brick and a small flue. A camera shows what is inside before you light the first fire.
A chimney sweep in Webster runs $200 to $330 per flue in 2026, and a Level 2 camera inspection $175 to $400. Water repellent on the brick costs $350 to $900. Every visit comes with a written 21 point report, and the inspection fee is credited toward a sweep when the flue is dirty.
| Job | Typical Webster home | Typical cost |
|---|---|---|
| Sweep and report | Home with one fireplace | $200 to $330 |
| Water repellent on sound brick | Lakefront chimney | $350 to $900 |
| Crown repair or replacement | Wind-exposed chimney | $350 to $2,500 |
| Stainless liner with insulation | Gas insert in an inland home | $1,800 to $3,200 |
Those are western New York ranges. We've seen quotes all over the map, so ours gets written down after the roof walk.
Chimney Saver is a breathable water repellent with a 10-year guarantee. On lakefront brick it earns its price, because it lets moisture out but blocks the rain. It does nothing for a cracked crown, and we have told customers that to their face. See chimney waterproofing.
The crown is the umbrella, and on a lakefront chimney it takes a beating. We seal small cracks and replace broken crowns with fiber-reinforced concrete, and we guarantee the work. See chimney crown repair.
Lake wind rips light caps right off. We bolt on Hy-C stainless caps with a lifetime guarantee, and a spark arrestor screen is built in. We've re-fitted more than a few blown-off caps after a January storm. See chimney cap installation.
A gas insert or a wood stove needs a flue that fits. We put in about 85 liners last year, all insulated stainless with a lifetime warranty. See chimney liner installation.
A yearly sweep clears soot and creosote, and the 21 point report records what we saw. Keep it with your house papers, because it is the first thing a buyer or an insurer asks to see.
If the top of a chimney leans or the brick has crumbled, we take it down to solid masonry and rebuild. See chimney rebuild.
On Webster's lakefront and bay lots, we plan around the weather first.
On a calm day a normal sweep takes under two hours, and lakefront jobs get the extra time they need.
Rochester gets just over 100 inches of snow in an average year, and Webster sits in the path of lake-effect snow. Snow packs against the chimney, melts at midday and freezes at night. Every freeze-thaw cycle pries the cracks a little wider.
The best defense is cheap: keep the crown whole, keep the joints tight and keep a cap on. A cap is the lid on a growler, small and cheap, and it keeps out everything that should stay out.
When you see ice on the chimney in January, leave it alone. Water behind the ice is working its way in, and chipping only makes it worse. Call us in spring and we will find the entry point.
Down the road, Fairport sits on the Erie Canal with older village homes, and our crews work there as well.
It does. Wind off Lake Ontario shoves rain and spray into the north face, and the water freezes in the cracks. After a few winters a small crack in the crown or a joint turns into a gap, so lakefront chimneys need crown and joint work sooner than inland ones.
We hold off when gusts make the roof unsafe. Roof work needs calm days, so we would move you a day or two instead of rushing. In fall and winter our crews watch the forecast and call you if the plan changes.
It is worth it when the crown and joints are sound. A breathable repellent such as Chimney Saver cuts the water getting into brick and has a 10-year guarantee. With a cracked crown or open joints, fix those first or the repellent will not help.
Get a Level 2 inspection before you burn anything. The camera shows cracks and gaps that the room hides. A flue without a liner lets hot gases and creosote reach the framing. A stainless liner sized to your stove or insert is the safe fix.
Leave it alone, and do not chip at it. Ice on a chimney means water is getting in somewhere above. Take a photo for us, and when it warms up we will check the crown, the joints and the cap to find the source.
We had a brown stain by the chimney every spring and two roofers blamed the shingles. Ron went up, took pictures of the crown and showed me the crack. New crown, dry ceiling, and he mentioned two cracked bricks before I asked.
Bought a 1940s house in Brighton and the inspector said the chimney needed a closer look. They sent a camera down the flue the next week and gave us a report the bank wanted. We closed on schedule.
Our wood stove would not draw. They fitted a stainless liner and a new cap in one day, showed me how to burn it and haven't left a speck of soot on the carpet. First winter with no smoky smell.
