Inspection
For a chimney sweep in Irondequoit, NY, Rochester Premier Chimney Sweep sweeps and inspects fireplaces and wood stoves, then repairs the crowns, caps, liners and brick that bay and lake weather wear down. From our side of town it is under 20 minutes to most of the peninsula.
Irondequoit filled with families between 1940 and 1960, so those post-war chimneys are in their 60s and 70s now. We clean them, inspect them and fix what water and wind have done. Most just need a little attention at the right time.
Contact UsIrondequoit lots are tight and driveways are short, so we park at the curb and carry the ladders. Tell us if a fence or a steep slope blocks the side of the house. Easy fix if we know ahead of time.
Most visits run one to two hours. If we find damage, we photograph it and text you the pictures the same day. No surprise phone calls from the roof.
Contact UsIrondequoit went from 23,376 people in 1940 to 55,337 in 1960, the first suburb in the county to pull big numbers of families out of the city. That boom put up rows of brick Cape Cods, colonials and ranches, and nearly every one has a masonry chimney. We see them every week.
Small lots mean a chimney sits close to the neighbor with little ladder room. A lot of these roofs are low-pitched, so we can reach the crown without a lift. The usual trouble is a cracked crown, loose top bricks and a cap that rusted through years ago.
Water wraps this town on three sides: the Genesee River, Irondequoit Bay and Lake Ontario. Wind off any of them shoves rain into the north face of a chimney. Spalling and white salt stains (efflorescence is the proper word) tell us moisture is getting in.
Houses closer to the city line are some of the oldest in town. Their chimneys sometimes have no liner at all, just bare clay tile or brick. If you have a fireplace you want to use, a Level 2 camera inspection tells you what is inside.
A fair number of Irondequoit homes heat a finished basement or a sunroom with a wood stove. The stovepipe builds up faster than a fireplace flue, so we check it every year for creosote, the black tar behind most chimney fires. It takes ten minutes to look and saves a lot of trouble.
Chimney repair in Irondequoit runs from about $350 for a crown sealing job to $2,500 for a new crown, with repointing from $600 to $3,500 depending on height. A sweep is $200 to $330. Every price is written down after we walk the roof, and nothing is added without your signature.
| Job | Typical Irondequoit home | Typical cost |
|---|---|---|
| Sweep and inspection, one flue | Cape Cod with a fireplace | $200 to $330 |
| Crown sealed or replaced | Brick chimney, 1950s | $350 to $2,500 |
| Repointing the top section | Colonial near the bay | $600 to $1,800 |
| Water repellent on the brick | Ranch near the lake | $350 to $900 |
Water repellent works on a chimney with a sound crown and tight joints, so those come first. If the repellent can wait, we say so.
Chimney Saver is our pick for wet peninsula brick. It lets water vapor out of the brick but turns liquid rain away, and it carries a 10-year guarantee. Save it for sound brick, though. On a cracked crown it is wasted money, which we have told more than one customer. See chimney waterproofing.
When the top has gone soft or leans, we take it down to solid brick and build it back up. Most Irondequoit rebuilds are partial, from the roof line up, and we did about 25 rebuilds last year. Joe lays every course himself. See chimney rebuild.
A stainless cap shuts out rain. A top-mount damper seals the flue from above, so the cold air that used to slide down the chimney all night stays outside. In a drafty Cape Cod that one change shows up on the heating bill, and the damper carries a lifetime warranty.
Clay flue tile cracks, and it does so quietly. A stainless liner sleeves the flue, fits a new stove or insert and handles oil and gas exhaust as well. Honestly, if you are adding any appliance to an old chimney, put the liner in first. See chimney liner installation.
A sweep clears out soot and creosote, and the 21 point report records everything we saw, with photos. Keep it with the house papers. We have handed over about 1,150 of them in the past year, and buyers and insurers ask for them more than you would think.
Raccoons, squirrels and starlings all like a smoke shelf for a nest. A stainless cap with mesh keeps them out, and it costs a lot less than a nest fire. We size the cap to your flue, whatever the shape.
Most Irondequoit visits take one to two hours, and nothing gets added to the price without your yes.
Brick drinks water like a sponge, and in Rochester that water freezes. Water expands about 9 percent when it turns to ice, enough to pop the face off a brick. A tight crown and tight joints are the cheapest brick protection you can buy.
Burn dry wood and keep a carbon monoxide detector on every floor. Small habits, big difference.
Just south, Gates has a different mix of homes and a lot of the same chimney trouble.
Yes. Bay and lakeshore streets in Irondequoit are some of our regular calls. Constant damp air and wind-driven rain wear down the north side of a chimney first, so we check the crown, the top joints and the cap on every visit and photograph anything breaking down.
Most lots are narrow, so we park at the curb and carry two ladders up. We bring plastic sheeting and boot covers for the inside work. If a fence or a shed blocks the side of the house, tell us when you book and we will plan around it.
Yes. We run a camera down the flue. Many 1950s Irondequoit chimneys have bare clay tile or no liner at all. The camera shows cracks, gaps and soot, and you see the pictures on your phone the same day with a written note of what we found.
Outside the fall rush, usually within the week. In October and November expect about two weeks. Call early in September to get a day before the first cold snap, and say if you have a sale or an insurance deadline so we can fit you in.
We sweep and inspect them, and we put liners in for them. The pipe comes off for cleaning outside, the flue gets brushed, and the stove is vacuumed and checked for clearances and gaskets. We do not sell stoves, but any local stove store can help you pick one.
It is efflorescence, a salt that water carries out of the brick and leaves behind when it dries. It means moisture is moving through the masonry. Brush it off dry, then call us to check the crown and the top joints for the source.
We had a brown stain by the chimney every spring and two roofers blamed the shingles. Ron went up, took pictures of the crown and showed me the crack. New crown, dry ceiling, and he mentioned two cracked bricks before I asked.
Bought a 1940s house in Brighton and the inspector said the chimney needed a closer look. They sent a camera down the flue the next week and gave us a report the bank wanted. We closed on schedule.
Our wood stove would not draw. They fitted a stainless liner and a new cap in one day, showed me how to burn it and haven't left a speck of soot on the carpet. First winter with no smoky smell.
